Property values in north Mecklenburg provide proof that Lake Norman is a major factor in determining residential property assessments, that N.C. 73 and Catawba Avenue are the major arteries for high-end apartment complexes in Huntersville and Cornelius, and the only thing in Davidson that competes with land values on and around Griffith Street is acreage destined for future development.

In late January, the Mecklenburg County Tax Assessor’s office distributed notifications of new property values based on the 2018 countywide revaluation. The new values, still subject to appeals, will be used to determine tax liabilities in the next fiscal year, which begins July 1.

Based on the revaluation, county officials share a list of commercial and residential properties in each north Mecklenburg town with the highest property assessments for tax purposes. Commercial properties are valued significantly higher and apartment complexes – considered commercial facilities – are dominant. All five of the highest-valued properties in Cornelius, for example, include apartments, with Junction at Antiquity also featuring a retail sector.

The three highest-valued commercial properties in the Lake Norman region of Mecklenburg are in Huntersville, with two of the three being apartment complexes. The two highest-valued single-family homes in the region are shoreline estates just a short walk apart in Cornelius.
